While I could also post looking for job help, yes, my life really is this stressful at the moment, I was wondering if any folks know of affordable places coming up around august 1 in either the ok hoods of the district, or the wish we were a city parts of Arlington. Yes I have a car, so parking is an issue. Yes I am poor, but trying to remedy that. Yes, I want to live by my self...why am I so needy?
 
 Thanks...any help is much appreciated.

I will be renting my one bedroom condo in dupont(17th / Mass) starting 8/1 or 8/15, depending. Reply if you're interested...

If you want to live alone in N.W. you are going to have to spend at least $800 a month.
 
 
 We got our new apartment from the Washington Post. We were the first people to look at it and put the deposit down then and there. The renting market in DC is not as bad as it was 5 years ago, but there are not 100s of vacant apartments.

With a car, you're probably better off looking for a place in MoCo or Arlington. Otherwise, you'll either have to pay for parking or deal with the hassles of street parking.
 
 And since you're looking for a place this time of the year, you're going up against the latest flock of college grads/interns and other newcomers to the city.
 
 Agree with Mark, have the deposit money in hand if you see a place you like.
 
 Be sure to check the DC Craig's List, too. That's how I found my place in Takoma Park.

Just nosey. We can barely afford the one rent. When I get kicked out I will be sleeping at work.

I know this... I've lived in and around the city for almost 10 years. But I also know that there are deals to be had, and gems to unearth. Just seeing if anyone on the board has some spelunking secrets they cared to share. Even at $800 its tough love. Hooray for rent control, if you can find it.

 Last time I saw a rent control apt go on the market there were 60 people inline for it 2 hours before it was open.

I felt lucky to find a place at around $800, did not think I would, but I found it on Craigs List, and you can't really expect much from a $800 apartment in NW, I was more concerned with where I lived rather than quality of the apartment

 GGW was toying with some people about the effects of aspartame. He never went for the killer blow like he does here though.

I agree, location is more important than quality, but I do not want to live in a closet.

Ummm... I've been in DC 5 years and have had two rent controlled apartments.  You have to call right away, come early (or schedule an earlier appointment) and bring the following to every open house (seriously):
 - name, addy, phone # of last two landlords
 - same for present and previous employer
 - checking account number, bank name, phone
 - id
 - proof of SSN
 - copies of last three check stubs
 - $35 money order (for the application fee you'll have to give)
 - Check book
 
 They don't ask for all of these all the time, but they'll ask for a mix, and may as well keep your bases covered.
 
 Also helps to not have pets.

Nope. One just has to find a building built before 1975 that has more than five apts. I'm not sure if renovations count towards not being rent controlled anymore. Mostly, one just needs to be lucky. and ready to go...

my landlord/roommate got a better job and dropped my rent $100. had to score one for the burbs

I'm not really sure. I think they might be allowed to raise rent more if it is a new lease, but normally it is less than 2% a year.

if renovated, the building can increase new leases to market value (or something like that) but the building still remains rent controlled...
 I've been off lease for a year and haven't had a rent increase

I have never really paid much attention the rent contol issue, but I think most of the places I have lived have been rent controlled, they definitely have been built before 1975 and had more than 5 apartments.  If that is the case, it is really not the hard to get a rent controlled place.

You may also want to check the college/university websites, specifically, they're off-campus housing section. American University (http://domino.american.edu/AU/OSS/OCH.nsf/6f278220dc49e3bd85256975006a2700?OpenView) has a database, for example.

Nope, rent can be raised by 11% a year.  And they are allowed to increase substantially between tenants.  Not sure what y'all are talking about rent control -- it's not like NYC.  If I left my apt today and tried to re-rent it tomorrow, it'd be $300 more.  I've also lived here 10 years and it's not like I'm paying dirt -- it's pretty close to market, about $300 under...
